Section 22.12.010 Recreational Vehicle Parks and Mobile Home Parks -Location and Size.

    1. All land used as a recreational vehicle park or mobile home park shall be free from any heavy or dense growth or brush or weeds and shall be a minimum of five (5) acres in size, which land shall be well drained or graded to ensure adequate and proper drainage and freedom from pools of standing water at all times.
    2. All recreational vehicle parks or mobile home parks shall be so designed that all recreational vehicles or mobile homes face upon or abut an accessible hard surfaced driveway.  Driveways shall be maintained in a good condition, and the natural drainage shall not be impaired in any manner.  The hard surfaced driveway shall be no less than thirty-two (32) feet in width, giving access for all recreational vehicles or mobile homes to an established public highway.  Provided, however:  If parking is restricted to one side only, and off-street parking is provided for a minimum of one (1) vehicle at each recreational vehicle or mobile home location, and where there is two-way traffic, a  hard surfaced driveway may be provided not less than twenty-seven (27) feet in width back to back of curb; or, if parking is restricted to one side only and off-street parking is provided for a minimum of one (1) vehicle at each recreational vehicle or mobile home location, and there is one-way traffic, a hard surfaced driveway may be provided not less than twenty-one (21) feet in width back to back of curb; or, if all parking is prohibited and off-street parking is provided for a minimum of two (2) vehicles at each recreational vehicle or mobile home location, and where there is two-way traffic, a hard surfaced driveway may be provided not less than twenty-one (21) feet in width back to back of curb.  The above width exceptions are allowed only if appropriate signs are installed every one hundred (100) feet regulating parking at all times.  All recreational vehicle parks and mobile home parks must comply with the provisions of this subsection by January 1, 1991.  (Ord. 90/T-8267)
