Section 25.37.075 Miscellaneous provisions relative to two or more unit dwellings only.

    1. Landscaping: One tree is required per 50 lineal feet of street frontage. Trees shall be placed in the front yard and may be placed within the public right-of-way subject to the approval of the field service department director or his designee. Trees shall be a minimum of two inches as measured 12 inches above the root ball when planted. Trees are not required to be spaced evenly but may be clustered on the site. Trees existing prior to the start of construction may satisfy this requirement subject to the approval of the field service department director or his designee.
    2. Dumpsters: Dumpsters shall be of sufficient capacity and numbered so as to meet the needs of all the buildings occupants. Garbage shall be completely contained within the dumpster at all times. All dumpsters shall be screened in such a manner as to block the object from view of adjacent public rights-of-way and residents. Screening may consist of an opaque fence or shrubs that provide year round cover.
    3. Parking: Off-street parking shall be provided at a rate of two spaces per dwelling unit.
    4. Plan Review: As an exhibit accompanying any building permit application for a residential structure containing two or more units, the applicant shall submit a detailed site plan showing landscaping, dumpster screening and parking as noted above. Said site plan shall be reviewed by the planning and zoning commission and city council under the same procedure as noted in Section 25.12.199S Subchapter II. Procedures for Planned Developments. Said site plan shall be used by the planning and zoning commission and city council to determine whether the proposed development conforms to both the provisions of this chapter and the provisions of the underlying RG-50 Zone to which it is appended. Said site plan shall become a part of the amendment. (Ord. 2004-0263)
