Section 25.40.020 Principal permitted uses.

The following principal uses are permitted as of right in the RG-20 zone:
    1. Single-family detached dwellings subject to the following standards:
        a. For all building permits issued after July 31, 1984, the principal structure shall have a floor area of not less than six hundred forty square feet; and a minimum width for any building elevation of not less than twenty feet, and
        b. All principal structures shall be roofed with a nonmetal type of roofing material, and
        c. All principal structures shall be sided with material other than flat or corrugated sheet metal;
    2. Two-family dwellings;
    3. Multiple-family dwellings and single-family or two-family dwellings, attached;
    4. Rest homes and nursing homes;
    5. Roominghouses and boardinghouses;
    6. Apartment hotels;
    7. Private residential clubs including fraternity houses, sorority houses and lodges;
    8. Medical clinics and prescription pharmacies, when operated as an accessory service to a medical clinic; offices of lawyers, accountants, architects, planners, engineers, realtors, land developers, insurance agents, management consultants and appraisers.  Specifically prohibiting any office operations that involve retail sales, wholesale sales or product displays; or product inventories; or requires on-site storage of service or delivery vehicles;
    9. Private recreational clubs;
    10. Public and private schools located on a site of at least three acres, including those providing overnight accommodations for students, monasteries and colleges;
    11. Churches, synagogues, chapels and similar places of religious worship or instruction when located in a permanent structure;
    12. Community centers, cultural and administrative functions of public or private eleemosynary institutions and offices of social welfare establishments;
    13. Child care centers;
    14. Public parks and playgrounds subject to the following standards:
        a. Buffer.  All public park areas designed and intended for active recreational use shall be separated from abutting residential property by a passively used strip of land not less than thirty feet in width; or, if the size of the park or playground makes such a strip unfeasible, by a buffer of evergreen trees or other suitable buffer sufficient to screen the adjoining residential property from the active recreational area.
        b. Access. Access to parking areas for over fifty cars and to service areas shall be from arterial or collector streets or service roads;
    15. Railroad through and spur tracks, but no sidings or other terminal-type facilities and no service, repair or administrative facilities;
    16. Hospitals;
    17. Scientific laboratories;
    18. Transitional service facilities;
    19. Fire stations;
    20. Banks and savings and loan associations, credit unions and other financial offices and credit bureaus;
    21. Employment agencies, travel agents, offices and meeting rooms of labor unions, and beauty and barber shops.
    22. Bed and breakfast homes, subject to the following standards:
        a. Minimum gross habitable floor area: 750 square feet per rooming unit
        b. Minimum total lot area: 5000 square feet
        c. Meals: Meals to overnight guests only
        d. Private events: Allowed by Conditional Use Permit, as per Chapter 25.94
        e. Maximum number of non-resident employees: Three
        f. Screening: Parking lots for more than three vehicles shall be screened from neighboring residentially zoned or used properties.  The screening shall be continuous, six feet in height, and shall consist of a fence, foliage or a combination of such materials.
    23. Bed and breakfast inns, subject to the following standards:
        a.  Minimum gross habitable floor area: 500 square feet per rooming unit
        b. Minimum total lot area:  5000 square feet
        c. Meals and private events: Meals to overnight guests only. Non-guest meals and/or private events may be allowed by Conditional Use Permit, as per Chapter 25.94.
        d. Maximum number of non-resident employees: Three
        e. Screening: Parking lots for more than three vehicles shall be screened from neighboring residentially zoned or used properties.  The screening shall be continuous, six feet in height, and shall consist of a fence, foliage or a combination of such materials.
    24. Mortuaries, funeral homes, and funeral chapels subject to the following standards:
        a. All height and setback requirements relating to single family residences in the RG-20 zoning district shall be met.
        b. The combined maximum lot coverage of the principal structure, accessory structures, and parking lot shall not exceed 80%.
    25. Radio and television studios and stations subject to the following standards:
        a. All height and setback requirements relating to single family residences in the RG-20 zoning district shall be met.
