Chapter 25.50 BN NEIGHBORHOOD BUSINESS ZONE
Section 25.50.020 Principal permitted uses.
Except as limited by Section 25.50.030 of this chapter and except when a conditional use permit is required
pursuant to Section 25.50.050 of this chapter, the following uses are permitted as of right in the BN
zone:
1. Retail shopping establishments, as defined in Chapter 25.04 of this title;
2. Consumer service establishments, as defined in Chapter 25.04 of this title,
except as limited by Section
25.50.050;
3. Child care centers;
4. Recreation facilities, private or open to the public including: health and
fitness clubs engaged in the
practice or instruction of aerobics, gymnastics, weight training or similar uses; clubs engaged in the
practice
or instruction of martial arts; clubs engaged in the practice or instruction of indoor sports such as
boxing,
wrestling, fencing, or similar uses, and; dance and music studios subject to the following conditions.
a. Said use shall contain less than 10,000 square feet
of gross indoor floor area;
b. All uses shall occur indoors;
c. All uses shall be conducted in a completely enclosed
building which shall have no openings, other
than stationary glass windows, facing any residentially zoned or developed property; and
d. Parking requirements for these uses shall be as per
Subsection 25.96.030(2)(d) of the municipal
code.
5. Railroad through and spur tracks, but no sidings or other terminal-type facilities;
6. Dwellings, subject to all provisions and regulations, including home occupation
regulations applicable
in the RG-50 zone;
7. Medical and dental clinics;
8. Fire stations and ambulance stations.
9. Bed and breakfast homes, subject to the following standards:
a. Minimum gross habitable floor area: 750 square feet
per rooming unit
b. Minimum total lot area: 5000 square feet
c. Meals: Meals to overnight guests only
d. Private events: Allowed by Conditional Use Permit,
as per Chapter 25.94.
e. Maximum number of non-resident employees: Three
f. Screening: Parking lots for more than three vehicles
shall be screened from neighboring residentially
zoned or used properties. The screening shall be continuous, six feet in height, and shall consist of
a fence,
foliage or a combination of such materials.
10. Bed and breakfast inns, subject to the following standards:
a. Minimum gross habitable floor area: 500 square
feet per rooming unit
b. Minimum total lot area: 5000 square feet
c. Meals and private events: Meals to overnight guests
only. Non-guest meals and/or private events
may be allowed by Conditional Use Permit, as per Chapter 25.94.
d. Maximum number of non-resident employees: Three
e. Screening: Parking lots for more than three vehicles
shall be screened from neighboring residentially
zoned or used properties. The screening shall be continuous, six feet in height, and shall consist of
a fence,
foliage or a combination of such materials.
11. Churches, synagogues, chapels and similar places of religious worship
or instruction.
