Chapter 25.52 BNH HEAVY NEIGHBORHOOD BUSINESS ZONE
Section 25.52.020 Establishment of BNH zones.
In addition to the matters required to be included in applications for amendments pursuant to
Subchapter I of Chapter 25.12, every application to establish a BNH zone shall contain
information to establish the following facts, and no such zone shall be created unless the
existence of the following facts is established by credible evidence:
1. That there is a need in the neighborhood in which the zone would be located
for the services
of businesses permitted in this zone, and that the businesses proposed for establishment within
that zone, will not require a market substantially greater than that provided by the neighborhood
in which its location is proposed in order to succeed;
2. That vehicular access to the BNH zone will not significantly affect the use
and enjoyment of
neighboring residential areas. (Ord. S-30424, 1976)
