Chapter 25.54 BC COMMUNITY BUSINESS ZONE
Section 25.54.060 Use limitations.
The following limitations and conditions shall apply to, and be complied with by all permitted or
permissible uses in the BC zone:
1. All operations shall be conducted within a completely enclosed building,
except: Dispensing
of gasoline and oil in conjunction with permitted uses; service to customers in waiting vehicles
at drive-in establishments; lawn, garden stock and supply retail stores; commercial parking lots
and outdoor storage of automobiles, boats and recreational vehicles; temporary outdoor display
of retail merchandise located within five feet of the principal building; outdoor recreation; play
yards of day care centers; patio or sidewalk restaurant service; and railroad operations.
2. Not more than five delivery or service vehicles shall be used in the operation
of any
business.
3. Screening shall be provided along all lot lines abutting residentially zoned
or used property,
sufficient to block substantially any view of the nonresidential operation, stored material and
equipment from all points located on or not more than eight feet above the lowest elevation of
such residential property. In the event such screening is not sufficient to block totally any view of
stored waste or waste receptacles, additional screening, not within a required yard space, shall
be provided sufficient to block totally any view of stored waste or waste receptacles. In no event
shall this section be deemed to require more than full enclosure (including roof) of stored waste
including waste receptacles and an opaque fence not more than seven feet in height extending the
full length of not more than three sides of the subject property; provided, however, such
screening may be reduced in height so as to avoid shading a solar energy collector located on
said adjoining property.
4. No use shall be established by the conversion of a building or premises originally
designed
for use as a service station or drive-in establishment unless the paved area on the lot in question
shall have been reduced, by the addition of natural landscaping, to an area not greater than two
hundred percent of the area required by this title for off-street parking, loading and access
thereto.
5. No nonresidential use shall be established in any structure or premises originally
designed
for a residential use unless the existing residential character of the building shall be retained.
Any design or structural changes, additions or extensions shall be consistent with the
architectural character of the original building.
6. No building designed and intended for a business use shall be constructed
or established on
a zoning lot occupied by a residential building.
7. No permitted or permissible use shall be conducted in any manner which would
render it
noxious or offensive by reason of dust, refuse matter, odor, smoke, gas, fumes, noise, vibration or
