Chapter 25.72 OLD LAKEPORT REDEVELOPMENT OVERLAY DISTRICT
Section 25.72.010 Purpose and intent.
The purpose of this ordinance is to encourage the redevelopment of the area bound by South Lakeport
Street, Lincoln Way, and the Lakeport Commons Development in a manner that ensures proper long term
redevelopment patterns, ensures that all parties will have a viable opportunity to redevelop their property,
and that in the short term provides the current owners with the maximum flexibility to use or sell their
property. This district shall be known as the Old Lakeport Redevelopment Overlay District.
It is intended to govern the development only over property lying south of Lincoln
Way east of South
Lakeport Street, and north and west of the Lakeport Commons Commercial Development. In adopting
this
ordinance, it is the intent of the City of Sioux City to allow land use changes which do not entail
significant
structural changes from the present single family residential use to any uses allowed in the RG-20-PD
district. It is also the intent of the City of Sioux City to allow land use changes entailing
significant
structural changes only in a manner consistent with guidelines intended to minimize negative impacts
on
abutting residential property.
Structural changes that would not be considered significant are:
a. The addition of up to five parking spaces to accommodate
RG-20 uses.
b. The installation of on-premise signage, both free
standing and wall signage, as per RG-20 sign
regulations.
c. The addition of ramps or other improvements necessary
to meet ADA requirements
d. Similar changes determined by the zoning administrator
as carrying out the intent of this ordinance.
e. Structural changes other than listed above shall
be considered to be significant. (Ord. 2004-0961)
