Chapter 25.76 -A ATTACHED SINGLE FAMILY OVERLAY ZONE


Section 25.76.050 Space limits.

Space limits shall be the same as those listed for the primary zone except as follows:

Primary Zone

    1.  Lot requirements
                Minimum total lot area in square feet:

Two family attached            9,200    9,000    7,500
Three family attached            13,800    13,500    11,250
Four family attached            18,400    18,000    15,000
Five family attached            -    -    18,750

2.  Minimum Lot Area per Unit        4,600    4,500    3,750

3.  Maximum Gross Floor Area Ratio    0.35    0.35    0.40

4.  Maximum Ground Coverage
    Including Accessory Bldgs.    35%    35%    40%

5.  Minimum Lot Width Per Unit        30 feet    30 feet    25 feet

6.  Minimum Yard Requirements:

    Front Yard:  Twenty-five (25) feet.

    Side Yard: Ten (10) feet for interior lots. Corner lots shall have a minimum corner side yard of fifteen (15) feet except where a structure has vehicular access across the corner sideyard, then the setback shall be twenty (20) feet. Required interior side yards shall not be used for driveways or parking.

    Rear Yard:  Twenty-five (25) feet. (Ord. 83/T-2008)
