Section 25.98.020 Nonconforming lots of record.

  A nonconforming lot of record that consists entirely of one tract of land which:
    1. Has less than the prescribed minimum lot area, width and depth, or any of them; and
    2. Is shown by a recorded plat or deed to have been a lot of record owned separately and individually from adjoining tracts of land since prior to August 2, 1976; and
    3. Has remained in separate and individual ownership from adjoining tracts continuously since August 2, 1976,
    may be used for any use permitted in the zone in which it is located provided that the front yard, side yard, corner side yard, maximum lot coverage, off-street parking and gross floor area ratio requirements are all met.  (Ord. 2006-0559, S-33380, 1977; S-30424, 1976)
