Chapter 26.20 PROSPECT HILL CONSERVATION AREA PLAN
Section 26.20.020 Land use plan.
1. Land Use Map. The proposed land use shown on Map No. 4 Proposed Land Use,
provided
for hereinafter, includes:
a. Land uses including:
(1) Residential,
(2) Commercial,
(3) Industrial,
b. Public and semipublic uses including:
(1) Public rights-of-way and
utility easements,
(2) Open space and community
facilities,
(3) Institutional uses.
2. Land Use Provisions. The land use provisions of this plan are established
in order to:
a. Guide and regulate the orderly redevelopment and
rehabilitation of the Prospect Hill
conservation area in accordance with objectives and standards deemed beneficial to the interest
and welfare of the people;
b. Promote, in the public interest, the utilization
of land for the purposes for which it is most
desirable and best adapted;
c. Regulate and limit the height, bulk and location
of buildings;
d. Regulate and limit the density of population and
the intensity of uses of lot areas.
To achieve the above end, the Sioux City Zoning Ordinance, as it is amended
from time to
time, is adopted by this plan as the full and complete compilation of land use provisions for the
Prospect Hill conservation area. These land use provisions shall be amended or varied as set out
in the zoning ordinance. (Ord. S-40159, 1980)
