What does the Planning Division do?
The Planning Division of the Community Development department concentrates its efforts on services including rezoning, site plan review, alley and street vacations, sale of rights-of-way, requests for easements and preliminary and final plats.
Another function of the Planning Division is enforcement of both the Sioux City zoning ordinance and sign ordinance. Staff is responsible for reviewing each development permit that is submitted to the Permit Center for approval. The zoning officer reviews the plans that are submitted for land use, flood plain, density and setback issues. The Zoning office also reviews and issues all sign permits in compliance with the provisions of the City sign ordinance. Staff also investigates and responds to zoning complaints and violations.
All of the above actions result in an appeal to the Sioux City Zoning Board of Adjustment.
Another responsibility of the Planning Division is to advise the Planning and Zoning Commission.
