2021 Residential Housing Update

A total of 103 housing units were built in Sioux City in 2021, following record highs of 363 in 2019 and 521 in 2020. The residential housing construction industry has slowed during the pandemic due to several factors, including an increase in the cost of all construction materials as well as delays in receiving materials.

The following table shows the number of housing units constructed from 2005 to 2021.

Housing units reported annually are based on the number of building permits that are requested. In 2019 and 2020, permits included several multi-family structures such as the Davidson Building, District 42, 48 South, and The Summit at Sunnybrook Village apartments.

A strong year of residential housing growth is anticipated in 2022 as several residential projects are already underway, including the Badgerow Building, Benson Building, former East Middle School site, and new units in the Elk Creek development, totaling 170 units so far this year. In addition, several developers are re-applying for state incentives that would allow their projects to proceed this year.

The continued use of city-wide urban revitalization has encouraged new development around the city and staff continue to work with developers on multi-family, infill, and traditional subdivision developments.
