Sioux City, Iowa – Bart Connelly, president of Connelly Tiehen & Sons (CTS), today announced the company's newest downtown redevelopment project at 4th & Jackson. The building, located at 700 4th Street and anchored by Stifel Nicolaus, is known by many as the Piper Jaffrey or UBS building. The six-story, 50,000 square foot building was originally constructed in 1972 by Sioux City Federal Savings & Loan.
The 4th & Jackson project is a multi-million dollar mixed-use development including the construction of up to eighteen market rate, upscale lofts on the upper floors and the conversion of several lower floors of office space into Class A professional space. All lofts are single story, offer both two or three bedrooms and two or 2.5 baths. The units range in size from 1208 to 1513 square feet, larger than their predecessors at United Center, and prices start at $159,950. The lofts feature breathtaking skyline views, granite countertops, soaring ceilings and direct connections into the new, adjacent Heritage Parking Ramp.
Connelly, with over 30 years of construction experience, said building restoration has become a major part of his business.
